A $75 conversation can uncover a $5,000 problem

A quote can look reasonable and still leave expensive questions unanswered. These are the ones I look at first:

  • What is not included in the quote?
  • Are the allowances realistic for what you actually want?
  • Could missing scope turn into a change order later?
  • Does the payment schedule follow the work, or run ahead of it?
  • Are two competing quotes actually pricing the same job?
Illustrative exampleTwo bathroom quotes come in at $47,850 and $62,000. Line them up and the cheaper one leaves out the electrical and carries a tile allowance that won’t cover tile, waterproofing and labour. Once both price the same scope, the gap is a few thousand dollars, not $14,000, and the “cheap” quote isn’t cheap.

Advice from someone who’s actually built the work

I’ve spent more than 30 years in construction: estimating it, building it, running crews, dealing with trades, solving site problems, and seeing what happens when something important gets missed. I also wrote The First-Time Superintendent, a field guide for new site superintendents.

I’m not there to sell you a renovation. I’m there to help you understand the one you’re considering.I don’t bid on projects I review. If you ever want to hire Kinnee Contracting for something else, that’s a separate conversation that you start.

General advice from construction experience. It isn’t legal advice, a home inspection or an engineering opinion, and it doesn’t include site visits or expert testimony. For contract or lien questions, talk to a lawyer.

How much does a construction consultation cost?

$75 CAD for a 30-minute video call on Google Meet. You pay up front when you book a time through Square.

Can you review my contractor quote before I sign?

Yes. Email the quote before the call and we go through it line by line: scope, allowances, the payment schedule, change-order terms, permits, and anything that’s missing.

Can you tell me if my contractor’s quote is fair?

I can’t price your job sight unseen, but I can tell you whether the quote is specific enough to compare with others, where allowances look low, what’s likely to turn into extras, and what to ask the contractor before you sign.

Do I need to live in Victoria?

No. Consultations are online, for homeowners anywhere in Canada or the US. If you’re in Greater Victoria and need the work done, we take on renovations too.

What should I send before the call?

Whatever you have: the quote or estimate, drawings, change orders, the contract, and photos or video of the problem.

Can I get my quote reviewed in writing instead of a call?

Yes. The written quote review is $195 CAD per quote, paid up front on Square. After paying you’re taken to the upload form to send your quote, and you get a marked-up quote and a one-page summary by email within 3 business days. Comparing two or three quotes? Each extra quote is $95, invoiced after you send them. Upgrade to Before You Sign within 30 days and the $195 comes off the price.

Is this a home inspection or an engineering opinion?

No. It’s advice from 30+ years of building experience. It doesn’t replace engineering, architectural, code, safety or other required professional approvals.
